Scope of Work

Austro Construction completed a comprehensive roof replacement project across Buildings A through F (6 Buildings), totaling over 122,000 square feet of roofing.

Each building received a full system upgrade in accordance with Miami-Dade County Building Code, beginning with complete roof removal down to the structural concrete deck, followed by deck cleaning and surface preparation. The new assemblies consisted of multi-ply hot-mopped asphalt roofing systems by CertainTeed, featuring asphalt primer, tapered insulation for positive drainage, cover board, and multiple layers of Flintlastic base, ply, and FR Dual Cap Sheets for long-term protection and energy efficiency.

The project included installation of new drains, scuppers, flashing, coping, and accessories, as well as replacement of all exhaust fans, curbs, ductwork, and electrical components to meet current code. Two courtyard gazebos were also refurbished with new dimensional shingles, composite decking, structural wood replacement, and custom paint.

All work was completed with strict safety oversight, professional site management, and full inspection approvals, resulting in a durable, high-performance roofing system built to endure South Florida’s climate.
